Forming a brand-new community of 44 homes, Fallows Watch at Little Easton will be a beautifully designed residential area and the first development on this land since as far back as 1875.
The 9.1-acre site on Duck Street is a development for Denbury Homes and MACL will play a key role in helping regenerate this land from a dormant site into a thriving community.
On the outskirts of the village of Little Easton, the development will offer a selection of houses and bungalows built in keeping with the picturesque village surroundings.
Work started in March 2024 to transform this previously neglected site, recorded as a former arable pastureland and is scheduled to take 96 weeks, with a completion date of February 2026.
The entire area will be redesigned, with significant improvements to the site frontage including construction of a new widened foot path on Duck Street. This will greatly improve pedestrian access, aiding both new and existing residents to navigate their way to and from the local public house, for example, as well as other amenities adjacent to the development. There will also be improvements to the nearby Woodside Way roundabout, a crucial connection to the site, where MACL will be widening footways to accommodate both cyclists and pedestrians.
Traditional strip foundations and piled foundations are being used to complete the ground floor construction of the units, designed to minimise the impact on local flora and fauna. The collection of new homes will benefit from thermally efficient flooring systems complying with latest technical guidelines for new developments, ensuring residents enjoy a standard of sustainable living which minimises the carbon footprint of the build and overall lifespan of the area. Offering both air source heat pumps and EV charging Denbury Homes is ensuring the very best in efficient construction.
The residential area is set to be a stunning addition to the community. Sustainability and the local environment take priority in the consideration of the works, with surface water being retained and returned to the local surface water network. Family friendly gardens and driveways will be created, making use of retaining walls across the sloping typography of the site.
The collection of beautiful new homes will benefit from a plethora of high-quality private surface finishes, including installation of quality block paving and ‘spray and chip’ surface dressing to private drives offering a prestigious finish to the spacious drives furnishing the new dwellings.
The onsite manager for the project is Ryan Scofield, leading a team of up to 16 staff on this project.
