Eastwood House, on Glebe Road, is an occupied office block originally built in 2002. The site’s history stretches back further, once home to industrial buildings such as a maltings and early Marconi facilities, and previously allotments. 

Work is taking place on the large existing car park, while Eastwood House itself remains in situ. 

MACL is delivering this project for Seven Capital (Chelmsford) Ltd, with Fellows Consultants overseeing the commercial interests of the client. Specialist contractors include Naio for tree clearance and fencing, Priority TM for traffic management, and DA Cant for surfacing. 

The scope of the project includes “stopping up” the northern access to the site and forming a new southern junction. Both tasks include carriageway and footpath improvements, installation of new lighting and services, and upgraded signage and road markings. 

An existing 300mm adoptable sewer, running 4m beneath the Eastwood House car park, will be diverted into Glebe Road. This complex operation requires traffic management and close coordination with Essex Highways. 

The existing Eastwood House Estate will be separated from the future development areas. This includes constructing new and removing redundant carriageways and parking areas, upgrading lighting, and installing retaining walls to adapt parking spaces. Drainage systems will also be modified to ensure effective surface water management. 

A small section of foundation, including ground beams and reinforced pads, will be constructed as part of a larger future foundation for the site.
